What you need is a professional adserver. Providing this and much more.
I can recommend phpadsnew. Search on sourceforge for it. It will spare you
lots of time and give you much more possibilities than you might imagine

I'll definitely check these services out, but I generally prefer to do
things on my own instead of using services because:
1) I have absolulte complete control over the look/configuration/etc.
2) No hassle of linking, payment, or placing ads, etc. that comes with most
services.
3) I'd prefer at least to learn how to do it to expand my programming skill.
I learn nothing by going with a service.
